German Flats Road - Warren, VT
Sprawling Sugarbush Resort spans two mountains: Lincoln Peak and Mt. Ellen. And there are two ways to travel between them: By chairlift on an intermountain quad, or by car on German Flats Road. It is on that road—less than three minutes from Lincoln Peak Village—where you'll find this property.
Overlooking a postcard-worthy scenic beaver pond, the lot lines actually extend out into the pond and up the opposing hillside. The topography on the road side lends itself to a beautiful pond view, and of course the proximity to Sugarbush is unbeatable, but there's probably not enough room for a large mansion-type home. Hike down a short distance from the road and you'll encounter a flat area perched above the water. It's a perfect build site, but any structure will have to be fairly small because the land slopes down again from there to the shoreline.
Better still, this would make an unbelievably beautiful and luxurious spot to park a tiny home or recreational vehicle. The town of Warren is friendly to both, as long as certain land use regulations are followed. Those regulations are linked below, or contact town hall to learn more.
The road is maintained by the town all year round, and three-phase electricity is available. In fact there's an electric substation nearby (with plenty of trees in between to screen it from view).
If 111 ski trails aren't enough for you, Mad River Glen is just 8 minutes away. Bolton Valley is 45 minutes north, Killington is an hour south. Burlington is one hour northwest. The Catamount Trail, a 300-mile backcountry ski and snowshoeing trail passes directly through this property.
